“Bard’s Nest is amazing. Really comfy beds and pillows and clean, crisp bed linen. A well stocked kitchen with tea and coffee and even milk and biscuits left. There was even a bowl of water left for my dog. The place is clean and cozy. Two bathrooms with showers spotlessly clean. With toiletries included and beautiful soft towels. A lovely enclosed garden. Judy is a brilliant host sending instructions how to get in using the keypad. There is a welcome pack with all information needed including dog friendly places to go. Judy also gave information where I could leave my luggage as we arrived by train. It is in a great location within walking distance of shops, restaurants, the river and theatre. We had a wonderful stay and will definitely be returning.

1.Contract: This contract between Shengbei Zhang, the owner (referred to as “we” or “us”) of Bard’s Nest Crucible Apartment, No.10, 12-20 Birmingham Road, Stratford-upon-Avon, CV37 0BB (the property), or Bard’s Nest Scholars Cottage, 37 Scholars Lane, Stratford upon Avon, CV37 6HE (the property), and the Customer making the booking (referred to as “you” or “your”), exists when we issue our Booking Confirmation to you. The contract is subject to the terms and conditions as follows.
2. Booking and payment: We require a completed Booking Form (an online booking form) and a full payment in order to confirm a booking. A booking request (made by telephone, email or online) is held provisionally for 5 days. We issue our Booking Confirmation (via email ) on receipt of your Booking Form and full payment.
3. Cancellation: You must make any cancellation in writing to us. If your cancellation request is made not less than 14 days prior to your arrival time, we will only deduct 5% admin fee and send refund full amount that you have paid. If your cancellation request is made not less than 7 days prior to your arrival time, we will refund 50% of the full amount that you have paid. If your cancellation is made less than 7 days prior to your arrival time, no refund will be made. If we have to cancel your booking due to any health and safety or quality-related issue with the applicable rental services or Property or its immediate surroundings (for example contamination to the Property’s water supply), or due to circumstances or events outside our reasonable control, our liability is limited to refunding all payments we received from you. If we have to terminate your holiday early for whatever reason, our liability is limited to refunding your payment in part, pro rata based on the number of nights remaining.
It is strongly recommended that you obtain travel insurance to cover cancellation.

- Strictly no smoking or vaping, inside or out
- No parties.
- Check in is anytime after 4pm, check out latest by 11am. Early check in, later check out ONLY with pre agreement.
- 1 travel cot, 1 highchair are available upon request (please bring your own baby bedding, as this is not provided)
- 1 well-behaved dog is welcome, please say if you are bringing the dog; there is an additional £20 per stay, please pay together with your room reservation; if not, will request to pay via credit cards. Dog NOT allowed on furniture, NOT on the 1st floor, please use the Safety Gate on top of the stairs. Please make sure you check & clear any dog waste, prior to the check out. There is an extra £10 charge for clearing the dog waste.
- Please ensure you don’t leave make up on the white bed linen.
- Please clean up your cooking prior to departure.
- Please ensure you lock the door prior to departure.
- For items left behind there is a handling fee of £5 + p&p to return to guest.

- Please leave the apartment as clean and tidy as you can and make sure the door is locked when leaving the flat.
- If ONLY two guests but STILL need the SOFA BED, please TICK the CHOOSE ADDITIONAL SERVICE box when booking, there is an additional £10 charge.
- If the house rules are not observed, we are entitled to refuse to allow you to take possession of the property or to repossess the property and to make an additional charge. Under these situations, we will not make any refund and will not have any liability to you for the consequence caused by this situation.
5. Liability: We shall not be liable to you or to third parties for loss, damage or injury to persons or to any vehicle or effects brought onto the property.
6. Damage deposit: A damage deposit of £100 ( for Bard’s Nest Crucible Apartment), or £200 ( for Bard’s Nest Scholars Cottage), is required upon reservation. We will refund the deposit to you 1 day after your check out, if there is no damage / loss found in the property after your check out. If you, or a member of your party, cause any breakage or damage, we are entitled to deduct it from your damage deposit, if the damage cost is beyond the one you have paid, you are liable to pay extra amount for the replacement or repair.
7. Complaints: If you have cause for complaint, you should contact us immediately so that the matter can be resolved. Complaints not reported at the time and not during the rental period cannot be entertained or investigated later, after the end of the rental period.
8. Maintenance: In the event of any maintenance problem or malfunction of any household appliance in the property, you must report this to us at the time, in order to enable us to carry out repairs or maintenance. We (and our tradesman) are entitled to enter the property at any reasonable time for the purpose of inspection or maintenance.

“Judy the host was probably the best communicator I’ve experienced on Airbnb. She was very quick, friendly and informative.
Her place is very well located and tastefully decorated.
She provided all the things you will need, including a high chair for my toddler which was so helpful and a few games in the living room.

” Very clean, very comfortable house which was warm and cosy in January. Very comfy beds with good quality duvets and linen. Great coded entry door so we didn’t have to remember keys etc. Fabulous location within walking distance to everything we wanted to see but quiet because it was just off the main road. All newly refurbished with clear instructions on how to use everything. Very responsive host who always messaged back quickly. Thoroughly recommended.” January 2024

- The property will NOT accommodate stags, hens or any other similar parties.
- SMOKING is STRICTLY prohibited in the properties and the common areas with force of law.
- Not suitable for pets.
- 1 travel cot, 1 highchair are available upon request (please bring your own baby bedding, as this is not provided)
- Respect the neighbours and do not make noise after 11pm and before 7am.
- Check in is anytime after 3pm, check out latest by 11am. Early check in, later check out ONLY with pre agreement.
- Please leave the apartment as clean and tidy as you can and make sure the door is locked when leaving the flat.
- If ONLY two guests but STILL need the SOFA BED, please TICK the CHOOSE ADDITIONAL SERVICE box when booking, there is an additional £10 charge.
- If the house rules are not observed, we are entitled to refuse to allow you to take possession of the property or to repossess the property and to make an additional charge. Under these situations, we will not make any refund and will not have any liability to you for the consequence caused by this situation.
5. Liability: We shall not be liable to you or to third parties for loss, damage or injury to persons or to any vehicle or effects brought onto the property.
6. Damage deposit: A damage deposit of £100 ( for Bard’s Nest Crucible Apartment), or £200 ( for Bard’s Nest Scholars Cottage), is required upon reservation. We will refund the deposit to you 1 day after your check out, if there is no damage / loss found in the property after your check out. If you, or a member of your party, cause any breakage or damage, we are entitled to deduct it from your damage deposit, if the damage cost is beyond the one you have paid, you are liable to pay extra amount for the replacement or repair.
7. Complaints: If you have cause for complaint, you should contact us immediately so that the matter can be resolved. Complaints not reported at the time and not during the rental period cannot be entertained or investigated later, after the end of the rental period.
8. Maintenance: In the event of any maintenance problem or malfunction of any household appliance in the property, you must report this to us at the time, in order to enable us to carry out repairs or maintenance. We (and our tradesman) are entitled to enter the property at any reasonable time for the purpose of inspection or maintenance.

Booking Terms and Conditions
1.Contract: This contract between Shengbei Zhang, the owner (referred to as “we” or “us”) of Bard’s Nest Crucible Apartment, No.10, 12-20 Birmingham Road, Stratford-upon-Avon, CV37 0BB (the property), or Bard’s Nest Scholars Cottage, 37 Scholars Lane, Stratford upon Avon, CV37 6HE (the property), and the Customer making the booking (referred to as “you” or “your”), exists when we issue our Booking Confirmation to you. The contract is subject to the terms and conditions as follows.
2. Booking and payment: We require a completed Booking Form (an online booking form) and a full payment in order to confirm a booking. A booking request (made by telephone, email or online) is held provisionally for 5 days. We issue our Booking Confirmation (via email ) on receipt of your Booking Form and full payment.
3. Cancellation: You must make any cancellation in writing to us. If your cancellation request is made not less than 14 days prior to your arrival time, we will only deduct 5% admin fee and send refund full amount that you have paid. If your cancellation request is made not less than 7 days prior to your arrival time, we will refund 50% of the full amount that you have paid. If your cancellation is made less than 7 days prior to your arrival time, no refund will be made. If we have to cancel your booking due to any health and safety or quality-related issue with the applicable rental services or Property or its immediate surroundings (for example contamination to the Property’s water supply), or due to circumstances or events outside our reasonable control, our liability is limited to refunding all payments we received from you. If we have to terminate your holiday early for whatever reason, our liability is limited to refunding your payment in part, pro rata based on the number of nights remaining.
It is strongly recommended that you obtain travel insurance to cover cancellation.

- 1 well-behaved dog is welcome, please say if you are bringing the dog; there is an additional £20 per stay, please pay together with your room reservation; if not, will request to pay via credit cards.
